Self Storage Biz Forum 2025 Yokohama

The 2025 SELF STORAGE BIZ FORUM, the largest annual SELF STORAGE event in Japan, will be held on November 13-14 in Yokohama. This Forum’s theme is “Future Innovation through Co-creativity”.

The Biz Forum, organized by RSA (Rental Storage Association), has consistently been the RSA’s biggest Japan-focused event of the year since 2015.

Up Close with Sites and People

The conference will take you deep inside the operators’ best sites in the area on November 13th, followed by the always lively networking dinner with classic RSA hospitality. The pace accelerates on November 14th when the main conference and supplier event will be held. That evening’s networking dinner will be held on board the luxury yacht Marin Rouge, where delegates will enjoy fine Japanese cuisine while cruising the Port of Yokohama.

International visitors should plan to stay the weekend to discover a city quite unlike Tokyo - even though it is right next door. Yokohama has been Japan’s gateway to the world since the beginning of the Meiji Restoration and its international flavour, from the 17th century to the 21st, marks the city in unique ways. From its massive Japan-infused Chinatown to its old-timey European architecture, the city has a totally different vibe to its capital city neighbour.

Talking Biz

Taking care of business, Friday the 14th will be the main conference with leading Japanese CEOs discussing the future of the storage business. Andrew Work, Executive Director of SSAA, will speak on “Self-Storage Business in Asia’s Global Growth Market. A panel on “The Attractiveness and Challenges of Investing in Self-Storage in Japan” will bring the inside story on investing in Japan.

In addition, independent seminars and presentations by each company will be planned.

Look outside to find secrets within

The 2025 Forum will take a novel approach and aim to take lessons from outside the storage industry. The agenda will have a strong focus on the future of the storage business and enable operators to consider how to uncover the hidden needs of their customers through co-creation with other industries.

As the industry grows, the number of RSA members and companies seeking to interact and exchange information is also increasing. Foreign investors view Japanese trunk rooms as an attractive investment target, especially those seeking large facilities (about ¥500M / $3.4M USD per building). Some domestic companies, especially developers, are considering building facilities financed by these investors. Once again this year, foreign vendors will participate in the forum to hear firsthand how Japanese operators plan to serve their customers and what they will need from suppliers so they can lead their industry.
